German mortgage application translation for buyers with income or assets in Germany, Austria or Switzerland. A US lender gets your Gehaltsabrechnung, Arbeitsvertrag and SCHUFA report in certified English; a German bank gets your US pay stubs, credit report and income papers in German.
Underwriters work from pay stubs, employment letters and credit reports, and each German version is laid out differently from the US one.
Gehaltsabrechnung
The monthly payslip starts with the Bruttogehalt, deducts Lohnsteuer, Solidaritätszuschlag, Kirchensteuer and the employee share of social insurance, and ends with the Nettobetrag paid out. Many show Urlaubsgeld and Weihnachtsgeld, holiday and Christmas pay, in a single month, and some employers pay a 13. Monatsgehalt. We keep each line so the underwriter can see which income is regular and which is paid once a year.
Arbeitsvertrag and Arbeitgeberbescheinigung
A German employment contract states whether the job is unbefristet, permanent, or befristet with an end date, and whether the Probezeit is over. That answers the underwriter's question about continuity of income. If the full contract is long, an Arbeitgeberbescheinigung from HR confirming salary, start date and permanent status is shorter and cheaper to translate.
SCHUFA and the reverse direction
Germany has no FICO score; the SCHUFA-BonitätsAuskunft lists your accounts and loans with a Basisscore. Some US lenders take it as alternative credit history. Going the other way, a German bank asks for a Selbstauskunft, its own self-disclosure form, plus proof of income, so US pay stubs, W-2s and a US credit report go into German. The purchase itself is then signed before a Notar.
Who is asking for your German mortgage application translation?
The translation is the same. What changes is whether the recipient wants anything added to it.
Banks and mortgage lenders
A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.
Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.
A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.
Three things that save a day of back and forth on a German mortgage application.
01
Gather the lender's checklist first
Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.
02
Send the pages that support the numbers
An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.
03
Tell us the spelling and the currency
Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.
Details and pricing
What is included in a German mortgage application translation
One price per page covers the translation and its certification. A page is up to 250 words, and the quote tells you the page count before you pay.
Everything on the mortgage application is translated, including stamps, seals and handwritten notes. Tell us the English spelling you use for each name when you order.
Do US lenders need a certified translation of German documents?
Lenders selling loans to Fannie Mae or Freddie Mac need foreign-language documents in English, and most ask for a signed translator certification. Your loan officer will say which pages they need. We include a signed certification on every order, and notarization is an add-on if the lender asks for it.
I only moved from Germany a few months ago. What helps my file?
Underwriters look at two years of work history, so payslips and the Arbeitsvertrag from your German job can show continuous work in the same field. Most German payslips carry Jahreswerte, year-to-date totals, so the December payslip summarizes a whole year and can stand in for twelve monthly ones.
Do you translate a German property sale contract?
Yes. The Grundbuchauszug from the land register, the bank's Löschungsbewilligung for the old loan and the sale contract are common for buyers selling a flat in Germany to fund a US down payment. The translation shows the sale price and parties so a US lender can trace where the money came from.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
