The papers a US underwriter asks for from an Arab country

A US lender reads a foreign file one question at a time: how much do you earn, where did the down payment come from, and who owned the property that was sold. Each Arabic document answers one of those.

Income from a Gulf employer

A Gulf borrower sends a شهادة راتب on company letterhead and the labour contract, which is often bilingual. Gulf pay is split into الراتب الأساسي, the basic salary, and allowances such as بدل سكن for housing, بدل مواصلات for transport and sometimes schooling. The translation keeps that split visible, because an underwriter who counts the whole package as base pay and then sees a different number on the bank statement will send the file back.

Down payment from a sale in Egypt

Most Egyptian flats change hands on a عقد بيع ابتدائي, a preliminary sale contract between the parties that is never registered at الشهر العقاري, the Real Estate Publicity Department, and many sellers hold only that contract plus a صحة توقيع judgment confirming the signatures. A US lender wants to see the contract, the proof of payment and the transfer into the US account, and the translation names the document as a preliminary contract rather than a deed, since calling it a deed invites a request for a title the seller never had.

Title deeds in the Gulf and Jordan

A Saudi property is proved by a صك, now issued electronically by the Ministry of Justice and showing the owner's name chain, the plot number and the deed number. A Dubai title deed from the Land Department is printed in Arabic and English, so often only the stamps need translation. Jordanian ownership is a سند تسجيل from دائرة الأراضي والمساحة with the parcel and basin numbers. Each is translated as the document it is, and the owner's name is spelled as the passport spells it so the deed matches the application.

Who is asking for your Arabic mortgage application translation?

The translation is the same. What changes is whether the recipient wants anything added to it.

Banks and mortgage lenders

A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.

Lenders and notaries abroad

Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.

Apostille service

USCIS

A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.

Before you upload

Three things that save a day of back and forth on a Arabic mortgage application.

01

Gather the lender's checklist first

Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.

02

Send the pages that support the numbers

An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.

03

Tell us the spelling and the currency

Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.

Arabic Mortgage Application FAQ

Most questions about pricing and turnaround can be answered faster by requesting a quote.

Request a Quote

My family in Egypt or the Gulf is sending part of the down payment. What proves it?
A gift letter signed by the giver, the receipt from the bank or the exchange house that sent the money, and the line on your US statement where it landed. If the money is an inheritance share, the Egyptian heirship ruling, the إعلام وراثة, shows where it came from. We translate the letter, the receipt and the decree together so the amounts match from one page to the next.
The lender asked for a credit report from my country. Is there one?
Saudi Arabia has SIMAH, the UAE has the Al Etihad Credit Bureau and Egypt has I-Score, and each issues a consumer report listing accounts, limits and late payments. The Gulf reports can usually be downloaded in English; the Egyptian one is in Arabic and we translate it in full, column headings included. Whether a US lender counts it as credit history is the lender's decision.
I am an American buying in Dubai or Cairo. Do you translate my US papers into Arabic?
Yes, where they are needed. Dubai banks and the Land Department work in English for most of the process, and the finance offered is usually an Islamic مرابحة or إجارة rather than an interest loan. Egyptian banks and the registry want Arabic, and some accept only translations legalized through the consulate. We translate W-2s, the Form 1040, bank statements and the purchase contract into Arabic and can notarize them; ask the bank what it will take first.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
