The Brazilian papers that end up in a US mortgage file

An underwriter verifies foreign income and foreign assets from documents that have no US form. These are the ones Brazilian borrowers send.

Holerite, CTPS and the thirteenth salary

Pay in Brazil is proved with the holerite or contracheque, which lists the salário base, horas extras, adicionais and the deductions for INSS, IRRF, vale-transporte and the plano de saúde. The Carteira de Trabalho, now a digital extract from the gov.br app, records every employer with the admission date, the cargo and each salary change. The 13º salário is a mandatory extra month paid at the end of the year, and FGTS is the employer's monthly deposit into a fund the worker may draw on for a home purchase. We translate each item by what it is so an underwriter can work out monthly income from a Brazilian payslip.

Contrato de financiamento and matrícula do imóvel

A home loan in Brazil, usually with Caixa or Banco do Brasil, is secured by alienação fiduciária rather than a hipoteca: the bank holds title until the last prestação. The contract names the amortization system, SAC or Tabela Price, the index that adjusts the balance and the MIP and DFI insurance the borrower pays. The property's matrícula at the Cartório de Registro de Imóveis is the full chain of title, each registro and averbação numbered R-1, Av-2 and so on, and a certidão de ônus reais says whether it is encumbered. A US lender counting the property as an asset or the loan as a liability wants both translated.

DECORE, pró-labore and the bank letter

A self-employed borrower has no holerite. The Brazilian income letter is the DECORE, a Declaração Comprobatória de Percepção de Rendimentos issued by a contador registered with the CRC, and a company owner shows pró-labore, the salary drawn from the business, with the contrato social behind it. A comprovante de residência is a utility bill, the IPTU carnê is the property tax receipt, and a declaração de relacionamento bancário from the Brazilian bank states how long the account has been open. The CNPJ, the CPF and every reference number stay as printed so the lender can check them.

Who is asking for your Portuguese (Brazil) mortgage application translation?

The translation is the same. What changes is whether the recipient wants anything added to it.

Banks and mortgage lenders

A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.

Lenders and notaries abroad

Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.

USCIS

A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.

Before you upload

Three things that save a day of back and forth on a Portuguese (Brazil) mortgage application.

01

Gather the lender's checklist first

Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.

02

Send the pages that support the numbers

An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.

03

Tell us the spelling and the currency

Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.

Request a Quote

Will a US lender count income from a job in Brazil?
That depends on the lender and the program, and we do not advise on eligibility. What lenders that do accept foreign income ask for consistently is a certified English translation of the payslips, the employment record and the bank statements, with the figures left in reais. Ask your loan officer for the list first, then send those pages and the quote shows the page count before you pay.
My net pay on the holerite is far below the salário base. Which figure does the lender use?
That is for the underwriter, but the translation has to make the gap readable. A holerite subtracts INSS, IRRF, the plano de saúde and, at many companies, an adiantamento paid around the 20th of the month, so the líquido a receber can look like half the salary. We label each deduction, including the advance, so the lender can see the gross figure is real.
Does the matrícula need an apostille before you translate it?
US lenders rarely ask for one, but a court or a title company may. Brazil apostilles at cartórios authorized by the Conselho Nacional de Justiça, and the apostille goes on the certidão de matrícula or the escritura. We translate the apostille page with the document when it is there, and the translation reads the same either way.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
