French mortgage application translation for a borrower whose salary, savings or down payment come from France, Belgium, Switzerland or Québec and a US lender who needs each paper in English, and into French for an American applying for a prêt immobilier at a French bank or a prêt hypothécaire at Desjardins. We translate pay slips, tax notices, notarial deeds and bank papers with a signed certification.
Which French papers answer a US underwriter's questions
A US lender reads a foreign file one question at a time: income, stability, source of the deposit. French documents answer each, in their own forms.
Income: the bulletin de paie and the contrat de travail
A French bulletin de paie runs to a full page: salaire brut, the cotisations to URSSAF, retraite complémentaire and prévoyance, the net à payer avant impôt, the prélèvement à la source and the net payé. It also prints the net imposable, the figure that ties to the avis d'imposition. The contrat de travail says CDI for an open-ended contract or CDD for a fixed term, and the translation names the contract type on its first line, because a CDD reads as temporary income. A self-employed borrower in a profession libérale shows the déclaration 2035 and an attestation URSSAF instead.
Source of funds: the notaire's paperwork
When the deposit comes from selling property in France, the chain runs through the notaire: the acte de vente, an acte authentique with the notaire's seal, the attestation de vente issued the same day, and the virement from the étude's account into yours once the price is released. A gift from parents is a donation: a don manuel declared on form 2735, or an acte de donation before a notaire. We translate the deed, the attestation and the form so the underwriter sees the same sum leave the étude and land on the relevé de compte.
The other direction: a French bank and a US borrower
A French bank lending to someone paid in dollars asks for the equivalents of its usual file: pay stubs, the last two W-2s and Form 1040s, US bank statements and an employer letter, all in French. There is no credit score in France; the bank checks the Banque de France's FICP for defaults and reads the statements for the rest, so a US credit report may or may not be asked for. Most banks and courtiers take a certified translation. The notaire handling the sale may ask for a traducteur assermenté for a US birth certificate or a procuration, and only a translator sworn in France can supply that.
Who is asking for your French mortgage application translation?
The translation is the same. What changes is whether the recipient wants anything added to it.
Banks and mortgage lenders
A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.
Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.
A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.
Three things that save a day of back and forth on a French mortgage application.
01
Gather the lender's checklist first
Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.
02
Send the pages that support the numbers
An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.
03
Tell us the spelling and the currency
Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.
Details and pricing
What is included in a French mortgage application translation
One price per page covers the translation and its certification. A page is up to 250 words, and the quote tells you the page count before you pay.
Everything on the mortgage application is translated, including stamps, seals and handwritten notes. Tell us the English spelling you use for each name when you order.
The lender asked for my credit history from France. What is there to send?
There is no French credit report. The Banque de France keeps the FICP, a list of repayment incidents, and you can exercise your droit d'accès at a branch and receive a letter saying whether you are listed. For positive history, send the tableau d'amortissement and an attestation from the bank for any loan you have repaid, and twelve months of relevés showing the rent or the mensualité going out on time. We translate those, and the underwriter decides whether they count as non-traditional credit.
Do you translate the compromis de vente or the offre de prêt?
Yes. A compromis or promesse de vente proves a sale is under way; an offre de prêt from a French bank, with its TAEG, the tableau d'amortissement and the ten-day délai de réflexion printed on it, proves an existing loan a US lender must count as a liability. Both can run long. If the lender only needs the parties, the price and the dates, say so and we translate those pages; if it wants the whole document, each page of up to 250 words is $25.
Part of my down payment comes from an assurance-vie. What does the lender need?
The insurer's avis de rachat, which states the amount withdrawn, the date and any tax withheld, and the relevé de compte showing the money arriving. If the contract is still open, the relevé annuel de situation shows what is left in it. We translate all three and keep the contract number on each, so the underwriter can tie them together.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
