Vietnamese mortgage application translation for a borrower whose salary, savings or down payment come from Vietnam and a US lender that needs each paper in English, and into Vietnamese for a Việt kiều or an American borrowing from a Vietnamese bank. We translate income letters, labor contracts, land transfer contracts and gift contracts with a signed certification.
Written for Vietnamese mortgage application records
The Vietnamese papers behind a US mortgage file
An underwriter wants income that can be verified and a down payment that can be traced. Vietnamese employers and notaries produce different papers for each.
Income: giấy xác nhận thu nhập, not a pay stub
Vietnamese employers do not hand out pay stubs each month. For a loan the employee asks for a giấy xác nhận thu nhập or xác nhận lương, a one-page letter on company paper giving the position, the start date and the monthly salary, signed and sealed. Behind it sit the hợp đồng lao động, which is either xác định thời hạn or không xác định thời hạn, fixed-term or open-ended, and the bank's sao kê lương showing the credits. We translate the three together and put the contract type on the first line.
Down payment from a sale in Vietnam: the công chứng chain
Property in Vietnam changes hands by a hợp đồng chuyển nhượng quyền sử dụng đất signed before a công chứng viên at a phòng công chứng or văn phòng công chứng, with the price in words and figures and the sổ đỏ or sổ hồng number cited. The seller then has to get the proceeds out: a Vietnamese bank wires money abroad only for a purpose it is allowed to serve, and it issues a giấy xác nhận chuyển tiền naming that purpose. We translate the contract and the bank's letter as a pair, so the underwriter sees the sale, the bank and the wire as one chain.
Gifts from family: hợp đồng tặng cho and the giấy cam kết
A gift of money from parents in Vietnam is usually written as a giấy cam kết or a hợp đồng tặng cho tiền, signed at a UBND phường with chứng thực chữ ký, or before a notary. A gift of property is always a notarized hợp đồng tặng cho quyền sử dụng đất. US lenders want a gift letter naming donor, amount, relationship and that no repayment is expected, and the Vietnamese form says most of that in its own words. We translate it as written and flag any sentence the lender requires that is missing.
Who is asking for your Vietnamese mortgage application translation?
The translation is the same. What changes is whether the recipient wants anything added to it.
Banks and mortgage lenders
A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.
Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.
A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.
Three things that save a day of back and forth on a Vietnamese mortgage application.
01
Gather the lender's checklist first
Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.
02
Send the pages that support the numbers
An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.
03
Tell us the spelling and the currency
Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.
Details and pricing
What is included in a Vietnamese mortgage application translation
One price per page covers the translation and its certification. A page is up to 250 words, and the quote tells you the page count before you pay.
Everything on the mortgage application is translated, including stamps, seals and handwritten notes. Tell us the English spelling you use for each name when you order.
I own a house in Vietnam. Does the lender need the sổ đỏ translated?
If the application lists the property as an asset or you earn rent from it, yes. The sổ đỏ, officially the giấy chứng nhận quyền sử dụng đất, quyền sở hữu nhà ở và tài sản khác gắn liền với đất, is a folded card with the owner's name, the thửa đất number, the area, the hình thức sử dụng and a page of marginal changes. We translate the cover pages and the entries, and a hợp đồng thuê nhà if rent is counted.
Can a Việt kiều or an American get a mortgage from a bank in Vietnam, and what has to be in Vietnamese?
A foreigner can buy an apartment in a licensed project, and a Vietnamese citizen living abroad now holds property on the same terms as a resident. Banks that lend ask for the passport, the visa or thẻ tạm trú, and income papers in Vietnamese: pay stubs, W-2s, Form 1040 and bank statements, usually as a bản dịch công chứng. We translate them into Vietnamese; the bank will say whether it takes our notarized translation or wants one notarized in Vietnam.
Do you translate a Vietnamese bank's loan papers into English for a US lender?
Yes. A hợp đồng tín dụng or hợp đồng thế chấp from a Vietnamese bank is a liability a US lender counts, and it is long. If the underwriter only needs the borrower, the amount, the rate and the term, say so and we translate the first pages and the lịch trả nợ, the repayment schedule; a full contract is billed by the page at $25.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
