Chinese mortgage application translation for a US lender that needs to read a borrower's or a gift donor's papers from China: the employer's 收入证明, the 不动产权证书 for property owned there, the loan contract and 还款明细 for an existing 房贷, and the 赠与声明 behind a down payment. We also translate US income and asset documents into Chinese for a 房贷 with a mainland bank.

The papers a US underwriter asks for when part of the file is Chinese
The underwriter is checking three things: the income is real, the assets are the borrower's, and the gift money is a gift. Each has a mainland document that answers it, and none of them look like their US counterparts.
收入证明 and the company 公章
Income in China is proved with a 收入证明, a short letter from the employer's HR office that gives the position, the start date and the monthly or annual pay, stamped with the round red 公章 or the 人事专用章. It is often written on request, in a format the bank supplied. Underwriters pair it with the 纳税记录 and the 社保 contribution record, because a letter with a seal can say anything. We translate the stamp with the company name it carries and keep the amounts in CNY.
Property in China: the 不动产权证书
Since 2015 the unified 不动产权证书 has replaced the 房产证 and 土地使用权证, and older owners still hold the pair. The certificate gives the 权利人, the 共有情况 (co-ownership), the 坐落 address, the 面积 in square metres, the 用途 and a 不动产单元号. A mortgage shows as a 抵押 entry on the 附记 page. For a schedule of real estate owned, the lender wants the holder, the area and whether it is encumbered, and we translate the 附记 page rather than only the cover.
Gift funds from parents and the 赠与 letter
The lender wants a gift letter from each person who sent money, with that person's own account statements. Chinese parents write a 赠与声明 or 赠与书, sometimes notarized as a 赠与公证, that names the recipient, the amount and that no repayment is expected. We translate the letter, the 公证书 if there is one, and the 亲属关系 evidence that ties the names together, so the underwriter sees one story across all the wires.
Who is asking for your Chinese (Mandarin) Simplified mortgage application translation?
The translation is the same. What changes is whether the recipient wants anything added to it.
Banks and mortgage lenders
A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.
Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.
A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.
Three things that save a day of back and forth on a Chinese (Mandarin) Simplified mortgage application.
01
Gather the lender's checklist first
Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.
02
Send the pages that support the numbers
An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.
03
Tell us the spelling and the currency
Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.
Details and pricing
What is included in a Chinese (Mandarin) Simplified mortgage application translation
One price per page covers the translation and its certification. A page is up to 250 words, and the quote tells you the page count before you pay.
Everything on the mortgage application is translated, including stamps, seals and handwritten notes. Tell us the English spelling you use for each name when you order.
My parents already sent the money. Does the gift letter have to be in English?
The lender reads English, so yes, and most want it on their template. If your parents signed a Chinese 赠与声明, we translate it and certify the translation, and the lender usually accepts that in place of a redrafted letter. If the lender insists on its own form, your parents sign the English template and we translate it into Chinese for them so they know what they are signing. Either way the donor's bank record is translated as well.
I have a mortgage on an apartment in Shanghai. What does the US lender need?
The 个人住房借款合同 or 抵押合同 with the bank, the current 还款计划表 or 还款明细 showing the monthly instalment and the balance, and, if the loan is through the 住房公积金 fund, the 公积金贷款 contract. Those give the liability that goes on the 1003 form. If the loan was paid off, the 贷款结清证明 and the 解押 entry on the certificate close the question. Translate the contract's cover, the parties page and the schedule, not every clause, unless the lender asks.
Can you translate my US pay stubs and W-2 into Chinese for a mortgage in China?
Yes. A mainland bank lending to a buyer paid abroad asks for the employment letter, pay stubs, W-2s and US bank statements in Chinese, and some branches ask for the translation to carry a 翻译专用章 or to be notarized. Tell us which. Whether a foreign buyer may purchase in that city at all depends on local rules that change often, and the bank decides that, not the translation.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
