Russian mortgage application translation for a borrower whose income, savings or down payment come from Russia, Kazakhstan or Belarus and whose US lender needs every paper in English, and into Russian for an ипотека at a bank in Russia or Kazakhstan. We translate employer letters, income certificates, property registry extracts, sale and gift contracts and bank letters, with a signed certification.
A US lender wants three things proven, income, the down payment and where it came from, and each one has a Russian document that does not look like its American counterpart.
Income: справка с места работы and the трудовая книжка
A Russian employer writes a справка с места работы on letterhead stating position, start date and оклад, the base salary, often with a separate line for премия, and signs it with the генеральный директор and the главный бухгалтер under a round stamp. Employment history is the трудовая книжка, a booklet of hire and dismissal entries each with an order number and a stamp; since 2020 many workers have an electronic one and print a СТД-Р or a СТД-СФР instead. The translation keeps the order numbers and the статья ТК РФ cited for each dismissal, since an underwriter reads a gap differently from a dismissal по собственному желанию.
The down payment: a gift from parents or a sold flat
Most Russian down payments are a parental gift or the proceeds of an apartment. A gift is documented by a договор дарения денежных средств, and a lender treats it as a gift only if the translation shows it as безвозмездно, without repayment. A sold flat comes with the договор купли-продажи, which in Russia is usually a plain signed contract registered with Росреестр rather than a notarial deed, and the выписка из ЕГРН, the registry extract that replaced the paper свидетельство о праве собственности in 2016. Kazakhstan issues a справка о зарегистрированных правах from the Правительство для граждан corporation.
Sales signed by proxy, and the reverse direction
If a relative sold your flat under a нотариальная доверенность while you were in the US, the sale contract shows their name, not yours. We translate the power of attorney with the contract to show who signed for you. In the other direction, a borrower with US income applying for an ипотека at a Kazakh bank is asked for pay stubs, W-2s, the 1040 and a bank history in Russian; banks there usually require the translation certified by a local notary, so confirm with the loan officer which certification the bank will accept before ordering.
Who is asking for your Russian mortgage application translation?
The translation is the same. What changes is whether the recipient wants anything added to it.
Banks and mortgage lenders
A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.
Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.
A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.
Three things that save a day of back and forth on a Russian mortgage application.
01
Gather the lender's checklist first
Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.
02
Send the pages that support the numbers
An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.
03
Tell us the spelling and the currency
Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.
Details and pricing
What is included in a Russian mortgage application translation
One price per page covers the translation and its certification. A page is up to 250 words, and the quote tells you the page count before you pay.
Everything on the mortgage application is translated, including stamps, seals and handwritten notes. Tell us the English spelling you use for each name when you order.
My parents in Russia are gifting the down payment. What does the lender need translated?
The договор дарения naming the donor, the amount in rubles in words and figures and the words безвозмездно or в дар; the donor's bank statement showing the funds leaving; and your statement showing them arriving. US lenders also ask for a gift letter in their own format, which the donor can sign in English, so that letter usually needs no translation. If the gift came in cash, which is common in Russia, tell the loan officer early; a cash gift is the hardest to document in any language.
Can you translate a договор купли-продажи and the ЕГРН extract for the sale of my apartment?
Yes. The contract is usually two to four pages and the выписка из ЕГРН one or two, with the кадастровый номер, the owner, the area in square metres, any обременение such as a registered mortgage, and the date of registration. The translation keeps the cadastral number as printed and the area in square metres with no conversion. If the sale was before 2016, you have a свидетельство о государственной регистрации права instead, and we translate that in the same way.
How many pages will a full mortgage file run to?
Fewer than you expect. A справка с места работы is one page, a справка о доходах one, a трудовая книжка three or four of entries, a gift contract one, a registry extract two. Bank statements are the long part, so ask the lender for the exact months. Every page of up to 250 words is $25, and one order for the whole file keeps your name and the employer's spelled the same on every page.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
