Korean mortgage application translation for a US lender underwriting a borrower with Korean income, savings or a gift from family in Korea: the 재직증명서, 급여명세서, 원천징수영수증, 잔액증명서, 부동산 등기부등본 and 전세 contract, translated and certified. We also translate US pay stubs and W-2s into Korean for a Korean bank.
The lender's checklist is written for US documents. The Korean ones answer the same questions in a different shape.
Income: 재직증명서 and 급여명세서
A 재직증명서 from the employer states the position, the hire date and sometimes the salary, under the company seal. A 급여명세서 gives the monthly 기본급, the 수당 allowances and the 4대보험 deductions for 국민연금, 건강보험, 고용보험 and 산재보험. Korean pay often includes a 상여금 bonus and a 퇴직금 severance accrual that a US underwriter has to decide how to count, so the translation keeps every line separate rather than adding them into one salary figure.
Assets: 잔액증명서 and the 전세 deposit
A borrower selling a Korean home or ending a 전세 lease often brings the down payment from there. The 전세보증금 is a lump-sum lease deposit, commonly hundreds of millions of won, returned when the lease ends, and no US lender has a box for it. We translate the 전세계약서 and label the deposit as a refundable lease deposit so the source of funds is clear. The 부동산 등기부등본 from the 인터넷등기소 shows ownership in the 갑구 and any 근저당권 in the 을구.
Gifts and remittances from Korea
Parents in Korea sending a down payment go through their 거래외국환은행, the designated foreign-exchange bank, under the 외국환거래법, and the bank issues a 송금확인서. A US lender wants a gift letter, the donor's statement and proof of transfer; the translated 송금확인서 and the donor's 잔액증명서 do that job, and the 증여세 return filed with the 국세청 is translated when the lender asks where the money came from.
Who is asking for your Korean mortgage application translation?
The translation is the same. What changes is whether the recipient wants anything added to it.
Banks and mortgage lenders
A US lender underwriting a buyer with foreign income or assets accepts a certified translation of each document. Digital delivery as a PDF is usually enough; ask for a hard copy if they want one.
Buying property in another country usually means the bank or the notary there wants your US documents translated, notarized and sometimes apostilled. Tell us the country in your order notes.
A joint mortgage is common evidence in a marriage-based petition. USCIS asks for a complete English translation and a signed certification from the translator. No notarization is needed.
Three things that save a day of back and forth on a Korean mortgage application.
01
Gather the lender's checklist first
Lenders ask for pay slips, bank statements, tax returns and proof of assets alongside the application. Upload the set in one order so the names and figures are consistent across every document.
02
Send the pages that support the numbers
An employment letter or a property deed is often referenced on the form. Include each supporting document in full, with stamps and signatures, rather than only the summary page.
03
Tell us the spelling and the currency
Give us the applicant names as the passport spells them. Amounts stay in the original currency and the translation does not convert them, so ask the lender whether they want a conversion note.
Details and pricing
What is included in a Korean mortgage application translation
One price per page covers the translation and its certification. A page is up to 250 words, and the quote tells you the page count before you pay.
Everything on the mortgage application is translated, including stamps, seals and handwritten notes. Tell us the English spelling you use for each name when you order.
Once translated, yes. The 등기부등본 has a 표제부 describing the property, a 갑구 listing every owner and transfer, and an 을구 listing charges. A Korean mortgage is registered as a 근저당권 with a 채권최고액, a maximum secured amount set above the actual loan. We translate the amount with that label so the lender does not read it as the balance owed.
I am buying in Korea with US income. Do you translate the other way?
Yes. A Korean bank writing a 주택담보대출 for a borrower paid in the US asks for pay stubs, W-2s, the 1040 and US bank statements in Korean, and a foreign buyer files a 부동산 취득 신고 with the 구청 after the purchase. We translate into Korean and can notarize the translation for the bank.
How many pages will a mortgage file come to?
More than you expect, and every page of up to 250 words costs $25. A 재직증명서 or a 잔액증명서 is one page; a 급여명세서 is one page per month; a 전세계약서 runs two or three pages with its 특약사항 special terms; an 등기부등본 can run long if the property has changed hands often. Send only the months and documents on the lender's list.
How much does a certified translation cost?
Certified translation is $25 per page, with a page counted as up to 250 words. Notarization, a mailed physical copy and an apostille are optional and priced separately.
How long does a certified translation take?
Standard turnaround starts at 24 hours and depends on the length and language of your documents. If you have a deadline, include it in your quote request.
